Please keep in mind that this is a reservation request only and does not constitute a legal and binding agreement. Once contacted by one of our agents, you will be sent a Residential Lodging Agreement. Please read the agreement and terms carefully, confirm arrival and departure dates, sign where indicated and return it to our office. We hold the person whose name appears on the agreement responsible for any payments, damage deposits, and all other responsibilities of the lodging agreement. This person must be in occupancy of the unit for the entire term of the rental period. If we cannot contact you within 24 hours, your reservation request will be automatically cancelled.
The price shown is the net price - excluding taxes, Reservation Fee, Damage Protection Insurance/Security Deposit, Trip Cancellation Insurance, and any other extras that may apply. THE TRIP CANCELLATION INSURANCE AND LINEN FEES ARE OPTIONAL. Please indicate to your Rental Agent whether you intend to maintain these options. Occupancy Guidelines
We are agents for rental properties that are privately owned and located in residential areas. We will only issue a Lodging Agreement to groups of guests where at least one guest signing the agreement is at least 25 years of age or older. We will hold that person responsible for the conduct and behavior for other members of the group who are under the age of 25. Should the associates of Gallo Realty ascertain that a group that does not meet the age requirements listed above is occupying a property; the group is subject to immediate termination of the Lodging Agreement with no refund. Gallo Realty reserves the right to refuse occupancy, cancel any existing reservation, and/or terminate occupancy if the occupancy, in our position, is detrimental to the property and its owner that we represent. Public gatherings and parties are strictly prohibited in any of our residential units.
Payment Terms
Your initial deposit constitutes one-half of the rental rate for the above listed rental period, plus the reservation fee and Damage Protection Insurance and Trip Cancellation Insurance, if applicable. The deposit will be applied to the total rent. All balances must be paid no later than 30 days prior to your arrival date.
Damages
All License Agreements require a damage protection plan – either a $50 fee for Damage Protection Insurance, or $750 for a Security Deposit. The guest agrees to replace or restore any personal property which may be broken, lost, destroyed or damaged, and excepting for usual wear and tear, to repair all damages and injuries to the buildings hereby licensed, resulting from a lack of reasonable care and attention by the Guest or by negligence of the Guest, family and/or other guests.
As part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $1,500. Any damages that exceed $1,500 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1,500. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy or can be found online at www.vacationrentalinsurance.com/g20vrd. The Vacation Rental Damage can be purchased at the time of the lease, or no later when the final deposit is due 30-days prior to checking-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Gallo Realty, Inc. any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Gallo Realty, Inc. directly if you do not wish to participate in this assignment.
If a Security Deposit is selected, it is to secure the faithful performance of Guest’s promises and duties contained herein. Security Deposits will be refunded by mail, within thirty (30) days of Check-out, less any costs for repairs or damages or excessive housekeeping charges.
Cancellations
Refund and cancellation information will be provided with the Residential Lodging Agreement. Trip Cancellation Insurance is available to every reservation, so long as the balance is paid in full 30 days prior to arrival date. Gallo Realty reserves the right to cancel the Residential Lodging Agreement at any time prior to guest taking occupancy of the property. In such event, Guest will be refunded all deposit monies received.
