Frequently Asked Questions About Year-Round Rentals

What is the standard lease term for year-round rentals?

The minimum standard lease term for a year-round rental is one year.  Occasionally an owner will agree to a lease term greater than one year.  “Winter” rentals are also available from September to May with leases that extend from four to nine months.  Winter rentals are always fully furnished.

How do I pay my utilities?  

For utility payments at the rental property, the accounts will be transferred to your (tenant’s) name upon lease commencement.  At lease commencement, you will have 10 days to transfer all accounts to your name, and provide proof to your rental agent at that time.  At the end of the lease term, you will arrange for the utilities to be transferred back to the owner’s name.  In some communities, the water and/or sewer bill cannot be taken out of the owner’s name.  In these cases, the usage will either be added to the monthly rent, or you will reimburse the owner directly on a monthly basis.

If my credit is not satisfactory, can I have a co-signer sign for me?

You may have a co-signer also sign the rental lease for you.  The co-signer will also have to sign a Surety or Guarantor Notice Addnedum.  Rental references and employment/income verification will still need to be satisfactory for you, the occupant tenant.  The co-signer will also need to complete the application and pay an additional $45.00 for their ATS credit check.  If credit screening and references prove satisfactory, the co-signer may sign the lease.  The co-signing individual will be held fully responsible for the lease.

Monetarily, what is required to secure a rental property?  

When you sign the lease, one month’s rent is due to secure the property.  Security deposit and a pet deposit, if applicable, are due upon lease commencement.

How much of a security deposit is needed?

The security deposit for a yearly lease is one month’s rent, which is due upon lease commencement date.

My significant other and I aren’t married.  Do we each have to complete a rental application?

Yes, all unrelated adults who will be residing in the rental property will need to fill out individual applications and pay for their separate ATS credit screenings.

I’m not a U.S. Citizen, can I still rent a property?

You may rent a property through Berkshire Hathaway HomeServices Gallo Realty by providing proper documentation that cites the time period in which you may legally reside in the U.S.

Can I rent a property with a pet?

Yes, some of our properties are designated “pet properties” and are noted with  “  “ symbol.  Each property requires an additional pet deposit, which varies from property to property, but cannot exceed the amount of one month’s rent.  This pet deposit is due upon lease commencement date.

 

Do you ever offer furnished year-round rentals?

From time to time, furnished year-round rentals do become available.  Most year-round rentals are unfurnished.
